Landlord gas safety checks and CP12 records
For rented homes with landlord-provided gas appliances, landlords must arrange the required annual safety checks by a suitably qualified Gas Safe registered engineer.
You must give existing tenants a copy of the gas safety record within 28 days of the check and provide it to new tenants before they move in. Maintaining appliances, flues and installation pipework safely is a separate, ongoing responsibility.
A gas safety record documents the items checked, the results and any safety-related defects or action taken. It is not a guarantee that every aspect of the property complies with every safety requirement.

What does a gas safety inspection cover?
The checks depend on the appliances present and the agreed scope. Tell us about your boiler, gas cooker or hob, gas fire and any other gas appliances when enquiring.
- Appliance operation, including relevant operating pressure or heat-input checks.
- Ventilation needed for safe operation.
- Flues and the safe removal of combustion products, where applicable.
- Relevant appliance safety devices.
- Recording the appliances and flues checked, the findings and any action required.
The statutory annual appliance and flue check is not the same as a full survey of all installation pipework or the gas meter. Ask us to confirm any additional inspection or testing you need when arranging the visit.
How much does a gas safety certificate cost?
CoziKent gas safety inspections start from £84 including VAT (£70 excluding VAT). The final quote depends on the number and type of appliances and the work required.
We confirm the agreed inspection scope and total price before booking. The starting price covers the agreed gas safety inspection. Any boiler servicing, repairs, replacement parts or return visits are quoted separately.

Gas safety certificate questions
Is a CP12 the same as a gas safety certificate?
CP12 is a commonly used name for a landlord gas safety record, also often called a gas safety certificate. The record identifies what was checked and documents the results. It is different from a boiler installation Building Regulations certificate.
How often does a landlord need a gas safety check?
The required landlord gas appliance and flue checks are normally annual. An eligible check can be completed up to two months before the existing deadline while retaining that deadline for the next check. Arrange the appointment in good time and keep the records needed to demonstrate the dates.
Is a gas safety check the same as a boiler service?
No. A safety check and a boiler service have different purposes and scopes. Servicing follows the appliance manufacturer’s requirements and may include maintenance work beyond the safety check. Ask us to quote for both if you need both services.
What happens if the engineer finds an unsafe appliance?
The engineer explains the concern and the safety action required. Do not use an appliance identified as unsafe. The gas safety record still documents the completed checks and any defects; it is not withheld simply because remedial work is needed. Repairs and follow-up arrangements are discussed separately.
Are tenant-owned gas appliances included?
Landlords’ annual appliance-check duties generally cover appliances they provide for tenants. A tenant-owned appliance is not automatically included on the same basis, although responsibilities for associated pipework and flues may still apply. Tell us who owns each appliance so the inspection scope can be confirmed.
Do homeowners need an annual landlord gas safety certificate?
If you own and occupy your home, you do not normally need a landlord gas safety record simply because you have gas appliances. Regular safety checks and servicing remain important. Different responsibilities apply if you let out the property or provide accommodation to others.
How long does an inspection take, and when can I book?
The time needed depends on the number and type of appliances, access and the findings. Tell our booking team about the property so they can explain what to expect and confirm current availability.
Do I need a new record whenever a tenant changes?
A change of tenant does not automatically mean a new annual check is due if the existing record is current. However, appliances and flues must be safe before re-letting, and new tenants must receive the current record before moving in. Additional checks may be needed if equipment has been altered, damaged or left behind.
